First impressions are lasting impressions!
You have listed your farm for sale with Canadian Farm Realty in the hope of a trouble free sale. This can be accomplished more quickly and at a better price if you make your place look appealing to arouse the prospect's desire to purchase your property. Here are some tested tips on how to help us show your farm to its best advantage. Some of them may be applicable to you or your farm. We find our efforts are more successful when the stage is well set.
- Make sure the yard is cleaned up. Toys and tools should have a storage place. Machinery should be lined up and parked in an orderly fashion.
- Have your grass trimmed, ditches mowed, flower beds and garden weeded. Trees & shrubs should be pruned and trimmed.
- Smooth out the prospect's entrance by leveling those potholes. Crushed rock on driveways and walkways keeps the mud to a minimum as well.
- Keep your shelter belt neat and cleaned out.
- Everything in its place! Keep your farm equipment stored neatly. If it's outside, line it up in an orderly fashion so it looks neat and organized.
- Remove old lawn mowers, tractors, disabled autos, broken lawn ornaments, topless tables, armless lawn furniture and seat-less chairs. They are reasons for a buyer to make a u-turn.
- Clean out the barns on a regular basis, and get rid of that manure pile.
- Make sure oil drums and pesticides containers are properly disposed of.
- Barns, sheds & bins all need to be kept neat and in good repair. Clean up any grain spillage.
- Keep all buildings, gates, fences & walls in good repair and freshly painted. If the building is worth keeping, it should be painted or metal clad. That means doors, trims & sidings too!
- Avoid cluttered appearances and possible injuries. Porches, steps, verandas, balconies, patios, and other extensions of the home must be uncluttered, clean and repaired.
- Outdoor furniture should be kept clean. Firewood should be neatly stacked.
- Attach the downspouts to the gutters and paint, if needed. Any loose roof shingles, tiles, etc. should be secured or repaired.
- If the roof leaks, fix it! Remove any and all evidence of leakage by whatever means possible.
Remember, the time and energy (and sometimes money) spent tidying up your farm will be well worth the investment. Not only does it look good, but you feel good about it!
